Moving In

How do I start my move-in?

Fill in the move-in form. Choose your unit, sign in with Google or an emailed sign-in link, and answer the questions - you can stop and come back to finish any time.

Once you submit, you'll get an email confirming it, and your move-in checklist on the member site shows what is still open.

Who confirms my move-in?

The unit's owner is emailed a link to confirm you as the tenant. Until they do, your account is provisional: you can still book the elevator, buy from the store and read the building's orientation material.

Do I need to upload my lease?

Yes. Upload it from your move-in checklist on the member site.

How do I book the elevator for a move in or out?

Book the elevator from Reservations on the member site. Pads are put up in the elevator to protect it.

Book at least 2 weeks before your date - end-of-month dates fill up first, so book those further ahead. Moving hours must be strictly followed.

An elevator booking carries a $500 deposit.

Who do I set up electricity and water with?

Our building uses Metergy for both electricity and water billing. https://www.metergysolutions.com/

Which internet providers can I use?

Rogers is currently the only wired internet provider in the building. The board has asked Bell to wire the building, but Bell has not committed yet; otherwise the options are wireless.

Deliveries, Keys & Access

My package says delivered, but it isn't in the parcel locker.

Canada Post does not use the building's parcel locker - follow up with Canada Post directly, as the building has no record of their deliveries.

Other couriers (Amazon, UPS, FedEx and others) put packages in the parcel locker, and you are sent a pickup code. If a courier says it is in the locker and you have no code, email manager@onecardiff.ca with the courier and the delivery time.

How do I get added to the buzzer, or change my buzzer number?

Email manager@onecardiff.ca with your last name and the phone number the buzzer should call. The building superintendent sets it up.

How do I get a fob, a garage remote, a locker room key or a mail slot key?

The Store on the member site has a Garage Remote Control, a Key for the P2 (lower) Locker Room, and a Mail Slot Key Loaner. For a fob, email manager@onecardiff.ca.

If you have lost your mailbox key, email manager@onecardiff.ca and the superintendent will help.

Can I use a lockbox?

Yes, once it is registered on the Lockboxes page. Note that lockboxes are only permitted for a limited time. They should not be used as a primary way to access the building. A lockbox registration lasts 90 days, the lockbox must be in the designated location shown there, and unregistered lockboxes are removed.

Visitors & Parking

Where can my visitors park?

Visitors request a spot on the Visitor Parking page - no account needed. You approve or deny the request, and the visitor is emailed the answer if they gave an email address. Stays can be from 2 to 48 hours.

How does my visitor get into the parking garage?
  1. Drive around to the north side of the building.
  2. Use the entry panel on the concrete wall to the left, and dial your front door access code.
  3. When you answer, press 9 - that opens the door.
  4. Park in a marked visitor spot.
Can I buy a parking spot?

The condo corporation does not sell parking spots. You can ask whether another owner is willing to sell - through a realtor, or with a notice on the cork board in the lobby.

Amenities

Can I book the party room?

The 2nd floor Party Room and Balcony has a home theatre, billiards, a kitchenette, and an outdoor patio with a BBQ (seasonal, weather permitting). It is free for all residents to use unless someone has booked it; exclusive bookings are $20 an hour, made from Reservations on the member site.

Do the shared BBQs need a propane tank?

No - the shared BBQs are connected to the building's natural gas line. See the 2nd floor and 5th floor BBQ rules.

Can I have a BBQ on my own balcony?

Only an electric BBQ, or a natural gas BBQ connected to the building's gas line. Only the 12th floor has gas lines, so for most suites an electric BBQ is the option. An owner can ask for an additional gas line, but the cost has usually been prohibitive.

Living Here

Where do I put cardboard and large items?

In the cage in front of the garage door entrance, outside the building on the ground floor. It is open 8am to 4pm, Monday to Friday.

When is the building superintendent on site?

Monday to Friday, 8:00am to 3:00pm.

Who handles repairs to my heat pump?

Suite heat pumps are rented under a contract between the unit owner and the rental company - the condo corporation is not part of it. The owner calls the company to arrange service, so tenants should contact their owner.

Will anyone need to enter my suite?

Yes, for work such as the annual fire inspection and fan coil maintenance. A notice of entry is sent to owners beforehand, and owners should pass it on to their tenants. If you are not home, the building superintendent provides access. The annual fire inspection cannot be rescheduled: it is a Fire Code requirement done on a single day, and if the technicians have to come back for your suite, the Corporation's extra cost can be charged back to you.

Can I drill into or change my balcony?

Changes to a balcony need permission from the unit owner first, and then from the board.

Can I get a copy of the building's insurance certificate?

Yes - for a mortgage or refinance, email manager@onecardiff.ca and management will send it.

How I replace air filters in my heat pump

Lift the white metal cover from the bottom so that it is about 6" (15cm) out from the wall. Then the entire cover should slide down and out. Be careful, it can be heavier than it looks. The filters themselves slide up and then pull out.

What size of air filter do I need for the heat pump?

16x25x1 is the most compatible size.

There are 2 different sizes of heat pumps in the building and 16x25x1 size will fit both.

The larger ones can also work with 20x25x1. You can get them at Home Depot, Costco, and other home improvement stores
